Terms of Service

These Terms of Service govern your use of the Beds Hero website and the Beds Hero platform, operated by Djitu Hospitality Solution, Jln Bukit Sari Utara No.88X, Padangsambian Kaja, Denpasar Barat, Denpasar, Bali 80117, Indonesia (“Beds Hero”, “we”, “us”).

By using our website or platform you agree to these terms. If you use Beds Hero on behalf of a property or company, you confirm that you are authorised to accept these terms on its behalf. Where we have a separate signed agreement or quote with you, that agreement prevails over these terms if they conflict.

Beds Hero provides cloud software for accommodation businesses — including a Property Management System, Channel Manager, Booking Engine, Dynamic Pricing Manager and Website Builder — as well as optional services such as revenue management, digital advertising and social media management. The features available to you depend on your plan or quote.

• You must provide accurate information and keep your login details confidential.
• You are responsible for the users you invite and the permissions you give them.
• Tell us promptly if you believe your account has been accessed without authorisation.

Fees are set out in your quote and depend on your property and the products you choose. There is no setup fee, and yearly payment includes 2 months free unless your quote says otherwise.

Fees are payable in advance for each billing period. If payment is overdue, we may suspend access after giving you notice. Fees for optional services and third-party costs (such as advertising spend) are agreed separately.

The platform connects with third-party booking channels (OTAs), connectivity partners and payment providers that you choose to connect. Your use of those services is also governed by their own terms, and you remain responsible for your accounts and contracts with them.

We work to keep rates, availability and reservations in sync. Our Zero Double Booking Guarantee applies only to channels connected through API. Synchronisation may be affected by outages or changes on third-party systems that are outside our control.

• Keep your rates, availability, room types, policies and content accurate and up to date.
• Comply with laws that apply to your business, including consumer, tax and data protection laws.
• Have a lawful basis to share guest data with us and inform guests how their data is used.
• Do not misuse the platform — for example by attempting to break its security, overloading it, or using it for unlawful content or activity.

You keep ownership of the data you put into Beds Hero. You allow us to use it to provide and support the services. We process personal data as described in our Privacy Policy. When your subscription ends, you can ask us to export your data within a reasonable period, after which we may delete it.

Beds Hero, its software, designs, logos and content are owned by us or our licensors. We grant you a limited, non-exclusive, non-transferable right to use the platform during your subscription. You may not copy, resell, reverse engineer or create derivative works from the platform except where the law allows.

We aim to keep the platform available and may carry out maintenance from time to time. We may improve or change features; if a change materially reduces the core functionality you pay for, we will let you know in advance.

The website is provided for general information. To the extent permitted by law, the platform is provided “as is” and we do not guarantee that it will be error-free or uninterrupted, or that it will achieve particular revenue or occupancy results.

To the extent permitted by law, we are not liable for indirect or consequential losses, lost profits or lost bookings, and our total liability for any claim is limited to the fees you paid us for the services in the 3 months before the claim arose.

Your subscription continues for the period in your quote and renews unless either party gives notice. We may suspend or end access if you seriously breach these terms. Sections that by their nature should survive termination — such as fees owed, intellectual property and limitation of liability — continue to apply.

These terms are governed by the laws of the Republic of Indonesia. We will try to resolve any dispute amicably first; if that is not possible, disputes will be settled by the competent courts of Indonesia.
